Four out of five homes in the U.S. have asphalt shingles on their roof. And it’s easy to see why. The wide variety of available colors and styles, combined with durability and affordability, has made asphalt shingles the leading choice for residential roofing in the country.

But, like all exterior building products, asphalt shingles start to age as soon as they are exposed to nature. Buildings experience aging factors differently, so it’s difficult to predict how long shingles will last. With storm chasers and insurance adjusters claiming roof damage or defective shingles after major weather events, it’s important for homeowners to arm themselves with information about what type of roof aging is normal, and most importantly, what type is not.

What is normal?

It’s natural for a roof to age, and the process begins as soon as shingles are exposed to nature. The sun can raise rooftop temperatures as high as 50-70 degrees above the ambient air temperature. Ultraviolet radiation from the sun and heat have been shown to accelerate roof aging, as have pollution, hail, snow, ice, falling tree limbs and people walking on a roof.

Here are a few common signs of aging shingles:

Curling is a common phenomenon in some shingles and is not considered a defect. It is natural for asphalt to age and shrink with time, which may result in a slight curling of the shingle edge.

Minor cracks may also appear on the shingles as they age, but industry experts say it is a normal weathering characteristic and not cause for alarm, as long as the cracks do not penetrate through the shingle and the roof is still performing the intended purpose of shedding water.

“Minor cracks may not be noticeable from the ground, but people often spot them while hanging their Christmas lights,” said roofing industry expert Rick “the Roofer” Taylor, a longtime roofing contractor now working as a traveling trainer for shingle manufacturer TAMKO Building Products. “The intense heat from the sun can deplete some of the protective asphalt oils, and that can cause minor cracks.”

Dark brown or black streaks down the roof are common in particularly moist or humid areas of the country, and are the result of algae growth on the shingles. While not particularly attractive, these stains should not affect the shingles’ ability to shed water.

Some granule loss on the shingles is to be expected, especially if a roof has been recently repaired or replaced, since extra granules are a part of the shingle manufacturing process. Loose granules are usually noticed collecting in roof gutters after the shingles are installed. This type of granule shedding is common and not a cause for concern.

What is cause for concern?

While minor curling, surface cracking, closed blisters, algae stains and some granule loss can all be signs of normal roof aging, some more serious roof wear and aging could be indicative of a potential problem, and should be examined and monitored.

These roof issues may need attention:

Blisters, or small circular raised areas, are often the direct result of under-ventilated attics or excessive use of plastic cement — both of which are installation errors. If the blisters are closed and are not affecting the shingles’ performance, they are not a cause for concern. But if the blisters are open, exposing the asphalt, the roof is vulnerable to water penetration and requires immediate attention.

Buckling, a distortion of the shingles, can be a possible sign of inadequate roof ventilation, issues with the roof deck or other installation errors and may require attention.

Deep cracks that penetrate through the fiberglass mat should be investigated, as they may compromise the roof’s ability to shed water and make it susceptible to leaks.

Excessive granule loss that exposes the shingles’ asphalt layer is a reason for concern and requires immediate attention.

Many lenders continue to use conventional models that don’t provide a score for millions of consumers. That often puts younger borrowers such as millennials at a disadvantage.

Millennials are less likely to have long credit histories, and they may only have one or two credit accounts. Because young adults today carry more student loan debt, they are understandably reluctant to assume more debt. While that’s a prudent approach on the part of millennials, it can cause their score to be lower than those with deeper credit histories.

Many lenders are adopting new tools that address this problem. One example is VantageScore 4.0, which scores approximately 40 million more consumers than other conventional models.

Unfortunately, mortgage lenders are not able to use this model and rely on more conventional credit scoring models.

Regardless of the model, there are some common things you as a consumer can do to make it easier to get your next loan.

1. Assess your report

Get a copy of your report from the three major credit reporting companies (Equifax, Experian, and TransUnion) at www.annualcreditreport.com and make sure the information is accurate. Evaluate your issues. Do you have a short credit history? You may need time to build it up. Is your file “thin” (fewer than four credit accounts)? Thicken it up (See No. 2). Are you using too much of your available credit? Pay down what you can on existing accounts to keep your credit utilization at 30 percent or less. Have you missed payments? Use calendar reminders or other tech solutions to help you stay on time. Getting in the habit of pulling your credit report one every 12 months is a good credit management habit.

2. Keep and use longstanding accounts

Don’t cancel an older account in an attempt to stop yourself from overspending, as the length of your credit history matters in traditional scoring methods. Use your accounts with care, and don’t charge more than you can afford. If you haven’t used an account in a long time, make a small purchase or two to keep the account active.

3. Use technology to your advantage

Many companies allow you to set up automatic payments of minimum amounts to help you avoid late fees, or will send email or text reminders when a bill is coming due. As long as you have the income to support automatic payments (and/or ready reserve at your bank or credit union just in case), go ahead and sign up. Just make sure to keep a record of the dates and amounts of future payments to avoid unpleasant surprises.

4. Test your credit score know-how

Cutting concrete undermines structural integrity: When you cut a slab you compromise the foundational integrity of the building. You may be able to patch the hole so it’s aesthetically appealing, but the floor will not be as solid as it was to begin with. Plus, if your home sits on ground that’s less than solid, such as sand, it may settle differently after the cut.

Cutting concrete is never perfect: You may need to cut a circle, square or rectangle into a floor for burying a sewage ejector and its waste-storage basin, but that perfect shape will inevitably crack on the edges and fray outward in unintended directions. Once a stress crack is created, it can extend into the footing or into the walls.

Cutting concrete is unpredictable: It is difficult to know the depth of the concrete and whether it sits on rocks or a ledge, as well as if it contains rebar or tension cables. You can cause major damage if you accidentally cut one of those cables, so many professional contractors use an X-ray machine to determine the positioning of the cables, which is an additional cost.

Cutting concrete creates leaks and seepage: Once a stress crack is generated, radon and ground-water penetration are major issues, with the latter bringing unwanted moisture and mold problems as well. You don’t need a major flood to trigger these hazards. A higher-than-usual water table, because of extended wet weather, could be the culprit.

Large amounts of dust: Breaking through concrete generates a large amount of noise and dust. The noise stops when the jackhammers and saws shut down, but the dust doesn’t fade as quickly. That’s because it is not conventional household dust, but a thick particulate that gets into the central air system, which means it can be around for a long time if not properly handled.

Replacing an aging or damaged roof is an important step in providing crucial protection from the damage the elements can dish out — from heat, wind, and rain, to snow, sleet and hail. But homeowners may not realize that the type of roof shingle they choose can make a big difference, not only in the protection it offers to the home, but also in the cost of their homeowners’ insurance.

Here are a few things homeowners should keep in mind when looking to save money with a new roof.

Roof replacement can save money

Even though it’s initially costly, homeowners in large parts of the country can actually save money by installing a new roof, as long as they choose the right shingle.

For years, insurance carriers have been incentivizing homeowners to install shingles that are rated for impact resistance in an effort to reduce the number of roof claims. As a result, using qualifying impact-resistant roofing products may qualify for significant premium discounts on homeowners’ insurance in some states.

“Insurance companies are spending so much each year replacing roofs that we’ve started to see some companies change their straight deductible to a percentage of the home’s total value,” said Curt Boyd, owner of Academy Roofing in Aurora, Colorado. “Homeowners see a $4,000 deductible and they don’t want to spend that to replace their roof every two years. They start looking for ways to buy value.”

The nudge toward impact-rated shingles (sometimes called “IR” shingles) is increasing. Recently, some municipalities in Colorado went as far as mandating UL 2218 Class 4 Impact Resistance classification for all new roofs, a trend that’s anticipated to continue growing into other severe weather-prone areas.

The type of shingles you use matters

Most major shingle brands now have a UL 2218 Class 4 Impact Resistance classified shingle available, but the way the shingles are reinforced differs widely. The newest IR asphalt shingle on the market, the Heritage IR shingle from TAMKO Building Products, Inc. reinforces the entire back of the shingle with a strong polyester fabric. Other methods used to reinforce IR shingles include using fabric over just portions of the shingle or coating the shingle with another substance.

While they are distinctly different than traditional shingles because of their reinforcement, these UL 2218 classified options still offer the pleasing aesthetics homeowners have come to expect from modern asphalt shingles. Heritage IR features the same naturally-deep shadow lines that portray the look of wood shakes, and they are available in some of the company’s most popular color choices.

Check with your insurance carrier

Many major insurance providers offer premium discounts for UL 2218 Class 4 classified shingles, but the percentage of savings and the areas of the country where the discount applies vary by insurance carrier. Homeowners should check with their insurance carrier online to see a list of pre-approved shingles and regions, and check with their local agent for a quote of the premium discount for their specific home. Boyd with Academy Roofing said that he’s seen premium discounts close to 30 percent in Colorado for Class 4-rated products.
