Home Inspection Orlando FL – What To Expect From A Home Inspection

Most first time home buyers don’t realize that there’s still much to do when buying a house. Well, sometimes it’s easy to say “Oh I could just repaint the walls or maybe install new wallpapers” or “No worries I’ll buy a new AC anyway I think that’ll do. I don’t need a home inspection. I think I can close the deal now.” Did you know that being a cheapskate can sometimes lead to bigger trouble? Here’s why: NO HOME IS PERFECT. Every home will always need a home inspection. It doesn’t matter if it’s newly constructed or a century-old, you still need to call your local home inspector and schedule an appointment.

It’s pretty easy to understand why most homebuyers do not opt for an inspection. There are many myths out there that surround this idea and they don’t know what to expect from it. However, let’s correct that and start thinking on the brighter side. Here’s what you need to know and what to expect from a home inspection.

4 Insurance Myths and Misconceptions Dispelled

Finding A Home Inspector

First, you need to find a trusted home inspector. Unfortunately, most homebuyers, especially first-timers, don’t realize that it’s their responsibility to look for an inspector. Well, of course, there are referrals from your agent but it’s your home after all so it’s also your call. Choose whoever you think is best, whether it be a recommendation or personal research. What’s important is he’s qualified and licensed. Some states require home inspectors to have certifications but some also don’t. However, for those states that do not require, you can look up in organizations such as the American Society of Home Inspectors. Membership in such an organization can give you assurance about the inspector’s professionalism.

It’s also important that you don’t go rushing about hiring an inspector. Take the time to interview them and ask about their experiences and familiarity with the type of home you’re buying. Also, ask what’s included in the inspection and the details in the report.

What to Expect from A Home Inspection

A home inspection is a non-invasive physical examination. A home inspector thoroughly examines and evaluates the physical structures of the home and all its components. The examination includes an evaluation of the following:

• Electrical systems

• Plumbing systems

• Heating and Cooling

• Radon Testing (this can be a stand-alone test or contingent to air quality testing, depending on the inspection company)

• Walls, Ceiling, and Flooring

• Windows, Doors

• Roofing

• Attic

• Foundation

• Basement, Crawlspace

• Insulation

What’s good about a home inspection is that you get to see the conditions of the home through the eyes of a neutral third party. Aside from that, an inspection uncovers problems, damages, maintenance, and safety issues that might be costly to repair or need replacement. However, areas that are no longer accessible to the inspector might need a separate or additional inspection such as wells and septic tanks.

Inspection Report

The home inspector submits a comprehensive report within 24 hours following the inspection. This report includes about 50 to 100 issues most of which are relatively small issues that can be easily fixed. It also includes details such as the severity of issue and how much it would cost to fix each problem. You can ask the inspector for clarification. If you find the issues are more than you can handle, you can either back out or negotiate with the seller to work on the repairs or lower the price of the property.

Now that you have an idea of what a home inspection is, it’s best to schedule it right away. You deserve the peace of mind. Choose the wise decision and call your local home inspector today!

Home Inspection Orlando FL -Awful Truth About Mold

Whether you are planning to buy or sell a home, one important decision is to have a mold inspection. Why? Because they are extremely sneaky. Imagine not seeing them while touring the home, next time you know there are black and gray patches on your walls as soon as you moved in. Impossible? Of course, not! You see, the presence of mold is not an overnight buildup. It’s a combination of damp and moisture with no immediate action taken.

Most home inspection companies conducted a separate mold inspection to thoroughly investigate the possible existence of moisture or breeding grounds of mold. Aside from the unwanted effect, it has on the structural integrity of your home, mold has an adverse health impact.

Mold inspection

While some types of mold are actually harmless, mold spores are released into the air you breathe and can cause severe health issues especially in highly sensitive people. Ailments can include throat irritation, nasal congestion, sneezing, asthma attacks, and even skin rashes.

Below are some areas in the home that are prone to mold buildup:

–          leaking pipes (constant flow accumulates water and is a great breeding ground of mold to start with)

–          tightly sealed spaces which trap excess moisture

–          floors, walls, basements and other places that were previously exposed in flood and wasn’t thoroughly dried up

–          areas with poor ventilation, overly watered houseplants and many other habits that can dampen any space and prevent a good flow of air

Detecting Mold at Home

One of the best things to do is to make sure that anything that comes in contact with water is either constantly being cleaned or is thoroughly dried up. A simple damp shirt on a wooden floor can cause mold to buildup. Sometimes, the presence of mold will not be visible right away but here are simple steps to try.

1.       If you are still planning to buy a home, look for obvious signs such as peeled off paints, watermarks on walls, musty smells particularly in the bathroom, kitchens, laundry rooms, basements, cabinets, and other areas with plumbing. It’s also a good idea to find whether the home is built with synthetic stucco or Exterior Installation and Finish System since it is an airtight barrier that improves insulation.

2.       Make sure to ask the seller to disclose mold or water-related problems. It’s important to know if the home has already undergone a mold inspection or was previously treated for mold and mildew.

3.       Ask your home inspector. Wise home buyers or sellers ask questions. Do not hesitate to ask if the inspector saw signs of mold and water damage.

4.       Ask your agent or appraiser. Some states oblige agents and appraisers to disclose any issue they know about. Signs of a mold problem can affect the value of your property so ask them too.

To Buy or Not To Buy?

As a buyer, you can ask the seller to reduce the asking price, fix the problem or choose to walk away from the deal if signs of mold are found. Take into consideration who will be living in the house especially if you have a baby, an elderly, or someone with respiratory and allergic issues.

You can find helpful information about mold and moisture in the U.S. Environmental Protection Agency (EPA) website.  More helpful resources to look for state rules on mold are as follows:

–          Centers for Disease Control and Prevention (CDC)

–          National Conference of State Legislatures (NCSL)

Protect your investment. Make sure to have a mold inspection conducted by a licensed professional.

Home Inspectors Orlando FL- How to Keep your Home Cool and Improve Indoor Air Quality

Summer heat may be good if you’re at the beach or pool, but when you’re at home, it often means fighting scorching temperatures with costly air conditioning. Not only can this feel like an endless battle during the dog days of summer, but leaving the trapped hot air in your home can also worsen indoor air quality.

Considering people spend an average of 90-percent of their time indoors, this is a big deal. Proper ventilation has many benefits, from keeping a home comfortable all summer long to improving overall home health, including removing pollutants and stale indoor air to improve air purity. What’s more, when you ventilate strategically, you can enjoy cost savings as you won’t have to use your air conditioner as frequently.

You may be able to block the sun strategically using blinds and shades while opening windows on the particularly cool evenings, but if you really want to embrace the trend of healthy home ventilation, consider systems that focus on specific parts of your home, including the attic, garage and indoor spaces.

Whole house fans

Whole House Fans don’t just recirculate the air in your home like air conditioning does; they work by continuously replacing it with fresh air in your home and attic. Solatube Whole House Fans will pull the cool, fresh outside air into your living spaces through your windows. Then they push hot, stale indoor air through your attic and out the vents.

During the warmer months, using this Whole House Fan cools the air in your house as well as the structure and contents. This helps cool your home including your attic by up to 30 degrees, allowing those areas to stay much cooler the following day, which is the principle of Thermal Mass Cooling. This equates to a fresher air and lower overall costs to keep your home cool when compared to air conditioning.

Attic fans

When the heat of summer hits, hot air needs to be vented from your attic to keep living spaces comfortable, air conditioning units from overworking, and roof structures and materials from deteriorating. With attic fans, your attic stays cool and dry while you enjoy greater comfort in your home, lower utility bills and prolonged roof life.

These solar-powered attic fans help keep spaces from reaching incredibly high temperatures when the sun beats down on the top of a home, plus you can feel good about adding to the eco-friendly features of your home. Learn more at www.solatube.com/attic-fans.

Garage fans

For many people, the garage is an extension of the home and offers a bounty of usable space. Whether it’s your place to work on your car, your fitness or a DIY project, you want to keep the heat out. Solatube offers two great solutions: powered and solar-ventilation fans to remove heat and fumes from any garage all day, so you can enjoy your garage in total comfort.

Solar-powered systems run all day without using any electricity so you keep the entire space cool with no cost to operate. You can mount different solar fans on the side of the garage or the roof depending if you have an open ceiling or a living space above the garage. For garages with attic space above them, keep both spaces cool and comfortable and your home protected from the elements with Solatube’s powered garage fan that pulls hot air out of the garage and attic while bringing cool air in from the outside.

With people spending more time indoors than ever before, it’s important to stay comfortable while also being mindful of indoor air quality. Smart ventilation systems let you have both comforts and cool during the toughest days of summer. Learn more at www.solatube.com.

Air Quality Inspection: 7 Reasons Why

A home is where the heart is. It’s the place where our kids grow up, spend days with friends, and simply create great memories together. But, it can be disheartening to find out that the home you’ve always looked forward to for shelter and get some good night sleep is the same reason why illnesses randomly strike you and your family.

Most people are unaware of the fact that common health symptoms are actually related to the air quality that we breathe. Why? Because it’s the easiest element that we can get in contact with.

Unfortunately, unlike what most of us think, the air isn’t really that light. In fact, your skin is being pushed down with about 15 pounds of pressure per square inch at the moment. But it has become so familiar that we barely even notice it pushing down our skin. The good thing and bad thing (yes it’s both good and bad) is that our lungs recognize it and feel it, most especially if it’s already contaminated with toxins!

Mortgage Insurance Added Cost to Homebuying or Smart Way to Get In

Air pollution can come from everyday occurrences such as drying paint, construction materials, smoke, allergens, rodent droppings, and dust mites. And ooh, did I mention that radon gas, the one that’s been linked to lung cancer, might just be lurking around your home? Yes, it does! Unfortunately, all these air pollutants can do something much more at a much greater speed if no hasty action takes place.

The best way to deal with air contamination is to first find out what are the types of air pollutants around the home so that an air quality inspection following a home inspection can be conducted immediately. Take a look at some of the common indoor air pollutants and how to deal with them.

1. Burning/combustion

Burning or combustion is a high-temperature chemical reaction between a fuel and oxidant that produces oxidized, often gaseous products in a mixture also called as smoke. The top pollutants produced by combustion are carbon monoxide (CO), nitrogen dioxide (NO2) and other particulate matters.

The problem is that Carbon monoxide causes an array of symptoms ranging from headaches and nausea to confusion and even unconsciousness. About 500 people in the US are killed per year due to high exposure to CO. NO2, on the other hand, irritates mucous membranes and causes shortness of breath. Long-term exposure to NO2 can put you at risk of lung infections. The best way to deal with CO is to install CO alarms near bedrooms and fuel-burning appliances. NO2 can also be detected with certain instruments. It is also best to ventilate any fire-burning areas such as kitchen, stovetop, or a fireplace with a fan or window to get rid of smoke accumulation inside the home.

2. Radon Gas

This gas is odorless, colorless, and tasteless which is the no.2 leading cause of lung cancer, with cigarette smoking being the first. Although radon kits are readily available, the Environment Protection Agency highly recommends that a radon inspection be done by licensed professional inspectors as even the recommended 4.0 pCi/L can still pose a health risk.

3. Asbestos

Asbestos occurs naturally in soil. However, it becomes a health risk factor as soon as it enters your home. This heat resistant mineral fiber has long been used as building material and insulator but has recently been discovered that inhalation of its fibers is linked to lung cancer, lung scarring, and mesothelioma. Its fibers become an issue when disturbed so one thing you can do is to leave them untouched. However, an aging home may need repairs and DIY remedies is not actually a good idea. It is best that you call a licensed professional to do the job.

4. Volatile organic compounds

Countless consumer products such as paint, glue to printers and even shower curtains are considered VOCs or volatile organic compounds. The boiling point is so low that they off-gas lots of vapor even at room temperature and VOC vapor causes health issues including nausea and headache. In worst cases, brain damage and cancer.

The best way to deal with VOC-containing products is to keep their fumes from accumulating by ventilating the area with fans or windows.

5. Oh the infamous mold and mildew

Sometimes we just think that the green or black patches on your wall are part of the “wear-and-tear” phenomenon. Probably for some reason, it is but obviously because of all the moisture your wall has been exposed to over the years. Apparently, mold and mildew do not necessarily occur only in wet areas such as bathrooms. Even damp clothing and or wet floor or rug are all good breeding grounds. Mold can cause a lot of health problems. The first way to deal is to fight moisture, keep the humidity indoors below 60 percent and use a humidifier to dry the air out. Home inspection companies also offer mold inspections so better call for professional help.

6. Animal droppings

Animal feces and urine such as from rodents and cockroaches and even pet dander and airborne protein from cat saliva can trigger allergic reactions and asthma especially to highly sensitive individuals. Deep cleaning and proper ventilation are all good practices to eliminate or alleviate these unavoidable allergens.

7. Pesticides

Trying to get rid of indoor pollutants by using pesticides only raise the risk of increasing the toxicity in your home. According to EPA, pesticides are inherently toxic and using non-chemical alternatives may be a great idea. Also, be more critical about the chemical content on the products you use since many carcinogenic pesticides like chlordane are now banned in the US.

These unavoidable air pollutants may be really out of control but it’s always best to keep concentrations at a minimum.

Home Inspections Orlando FL – How Often Should You Get A Roof Inspection?

Say you’ve now settled in your wonderful home. Everything is done. All papers are submitted. You’ve had all the necessary home inspection services, from roof inspections to mold testing and now you’ve finally closed the deal. What’s next?

Alright. You might be wondering what’s life to offer you now. Well, of course, you just moved into your dream home and the next thing you know, you’re putting photos on your family album and watching home videos. But that’d be pretty much a part of the future but the ‘near future’ also needs good planning so let’s tweak the time a little bit and go back to the present. Carefully plan ahead what needs to be maintained in your home so you won’t get shocked with unpleasant surprises down the road.

Did you know that your roof is one of the most overlooked aspects of your home? And did you know that any damage in your roof can greatly impact the structural integrity of your property? Does that mean roof inspections should not only be done once or twice? or thrice? The answer is YES. That’s one of the things you need to plan ahead as it is part of home maintenance.

Basically, the frequency of a home inspection varies and depends on the materials used and what conditions the roof has been exposed to. Should there be any signs of damage that need immediate action, the same should be taken care of the soonest.

According to the National Roofing Contractors Association, the ideal self-check is AT LEAST twice a year in addition to professional inspections.

Below is a helpful guide on how often should a roof inspection be:

1. It’s not only shingles!

Most people think of a roof and only see shingles and tiles. The fact is, there’s more to life than shingles and tiles that one might now know the depth of repair and condition that requires regular inspection. The roof is composed of trusses or rafters to give support, sheathing material made of sheet metal or boards which cover the rafters, and on top of that is the underlayment on which the shingles or tiles are laid. The underlayment cannot be easily inspected and is also the part that degrades most quickly. Professional inspectors are one call away to do this job.

2. If you notice any signs of damage on your roof, you need a roof inspection.

Extreme weather conditions can wreak havoc to any part of your property, much more to your roof. Any visible signs of damage such as missing tiles or damaged shingles, granules of the shingles in the gutter or drainage, dry rot, mold, and mildew due to water seepage all pose a threat to the integrity of the home. If you notice any of these, call for professional inspection immediately to prevent further damage.

3. The different roofing materials weather and decay differently.

Generally, a roof made of asphalt or composite shingles and even wooden shingles needs an inspection every three years. A tile roof can go up to five years before the next inspection. The underlayment can still degrade faster so it’s best to have it inspected earlier than the recommended span.

4. A happy roof is a happy home.

Regular home inspection works on the interiors and roof inspection specifically targets the exterior protection of your home. Roofing is one of the most expensive repairs there is so, instead of paying hundreds for roof repair, why not have it well maintained in the first place?

Your home, if well maintained, can live up to your expectations. Pass your property from generation to generation. A roof inspection should be one of your long-term goals starting today.

5 Smart Home Upgrades that will Pay Off Later

Whether you want to make the most of your home now, or you’re thinking of selling soon, smart upgrades can boost your enjoyment of your home and increase its resale value. Some upgrades improve the aesthetics of your house, while others help save on energy costs or improve the functionality of the home. Still others can add a touch of luxury.

Why not consider smart upgrades for right now, instead of waiting until you’re ready to sell? You can certainly appreciate the upgrades now, while confident that they will pay off later. Here are some ideas.

Timeless hardwood floors

Designers and real estate agents agree that installing or refinishing a hardwood floor can boost not only the look of a room, but will make the room easier to design around — and to sell. Most homebuyers look at replacing aging carpeting in a new home, to refresh and put their own stamp on rooms. Hardwood floors have long been coveted by real estate agents and luxury homeowners alike, as they provide a blank canvas to work with, allowing new homebuyers to choose area rugs and accents to create their own design aesthetic.

Energy-efficient windows

This is one of the smartest upgrades you can make, as it improves the aesthetic from the outside (that all-important “curb appeal”), enhances your enjoyment of rooms from the inside and reduces energy costs. Advances in technology behind high-performance window glass have made a huge difference in terms of the amount of insulation and energy-efficiency they provide. Low-emissivity coatings on glass help control heat transfer through windows that have insulated glazing. In addition, the latest window frames — from metal or fiberglass to vinyl — offer superior insulation and long-lasting performance over standard wooden frames. Installing the best new windows for any room, or the entire house, offers an outstanding return on investment.

New doors

Like windows, doors also present a face to potential buyers from the curb, and can help decrease energy costs. The front door is an obvious place to start. You’ll want to consider your local climate and its needs, such as good weather-stripping to keep out the cold or sturdy screen doors to keep out bugs. Garage doors are also a great choice for updating, especially if they are large and highly visible. An upscale garage door is built from highly durable materials and looks as good as it functions. For any door facing the curb, including the garage door, choose a color and style that matches the overall look of your home, and that will last many years, through a variety of weather conditions.

Cleansing seats

Haven’t you always wanted a toilet with a heated seat, plus warm-water cleansing and warm-air drying, operated by remote control? How about an automatic LED light to help you see in the dark? You can elevate your daily routine with a Kohler Cleansing Seat, designed to fit most toilets. The seats are ergonomically designed, and will complement a range of decors. The Cleansing Seat also offers carbon filters to help keep the space fresh, and the wand that sprays water is self-cleaning. The flush and lid are both motion-activated. This toilet upgrade with customizable amenities will make you feel like you’re at a spa or luxury hotel. Then you may wonder how you ever lived without it.

Beautiful outdoor living space

Everyone today is looking for ways to spend time outdoors comfortably — whether this means a deck, patio or gazebo. If you have a functional area outdoors, consider improvements — is the space big enough? Could you add privacy fencing or shade? Do you want a better cooking area or fire pit for entertaining? If you don’t currently have a usable outdoor space, look at your property as a whole and consider what makes sense for the space and your lifestyle. You could consult a professional to help you design a more beautiful and comfortable outdoor space.

Making smart choices about home upgrades means planning for the long-term life of the house, and improving the enjoyment and functionality of your home right now. With so many possibilities, consider what upgrades would add the most benefit for your everyday routine. – (BPT)

3 Smart Steps to Protect your Vacation Home When you’re Away

Whether it’s a cabin up north, a villa down south or a quaint cottage near family, many people in the United States own vacation home. There are seasons you may spend more time at these vacation properties, but for many people, much of the year they remain empty. That’s why it’s important to take precautions to ensure your property and belongings stay safe even when you’re not there.

Not only are vacation homes a target for thieves, but empty homes are often vulnerable to the elements and the unexpected. For example, can you imagine the damage that a water leak would cause a home if it remained undiscovered for weeks … or months? With a proactive approach you can keep your investment safe and give yourself important peace of mind.

To keep your second home secure, consider these smart steps:

1) Create the appearance of a lived-in home

It doesn’t matter if your home is in a well-traveled section of the city or a remote part of the forest, you want it to stay secure from criminals. Vandals and robbers scout for empty homes, so one of the best ways to deter them is to make your property appear to be lived in. If they think someone is home, they’re more likely to stay away.

To create the appearance of a lived-in house, stop mail and newspaper deliveries immediately. Nothing screams “empty house” like a few weeks’ worths of papers at the front door. Next, keep the lawn mowed and trim the landscape, so the home is well maintained plus doesn’t have overgrown shrubs where criminals can hide. Finally, alert a trusted neighbor that you’ll be gone, so they can keep an eye on things. Don’t know anyone nearby? Or is the property isolated? Consider hiring a property manager to check on the house periodically.

2) Consistently monitor water use

Even small water leaks can cause big damage, and if you’re not living in a home, that damage can multiply quickly. From leaks that cause terrible mold growth to burst pipes that flood entire floors, it’s easy to see why water is a top concern for owners of vacation home while away. One simple solution is the Phyn Plus: Smart water assistant + shutoff. This intelligent device is installed on the main water line after the meter by an authorized Uponor Pro Squad team plumbing expert. Once installed, it uses programmed data and learns the home’s water-use habits, so it can proactively detect leaks and water problems in real time.

Phyn Plus has no moving parts that are susceptible to breakage or blocked by particles in the water, so it consistently monitors the home’s water use 240 times per second to detect tiny changes in water pressure. If a change is detected, you are alerted through a smart app on your phone, so you can take appropriate next steps. Phyn Plus will even shut off the water when an emergency is detected. You then have the ability to monitor or turn the water back on from any remote location. Learn more at www.phyn.com/installation.

3) Implement multiple security measures

Of course, you want to ensure you secure all doors, windows and other points of entry. But to really keep tabs on your vacation home, consider investing in a security system with an app or program for easy remote monitoring. With a live-monitor feature, you can check your home at any time. Additionally, programmable lights that turn on at set times inside give the illusion of people being home, and motion lights outdoors eliminate dark corners.

Finally, you might consider registering your home as vacant with the local police. Some cities offer a free service where an officer will come periodically to check your home while you’re away. Keep in mind this might not be available in your area and there may be a time limit for how long you can request these checks, but it’s worthwhile to call your local law enforcement and ask.

Put worries aside and keep your vacation home safe and secure by following these simple steps. That way you can feel confident that every time you visit your vacation property, you can enjoy it to the fullest. – (BPT)

4 Ways To Make The Most Out Of Your Smart Garage

If there is one thing that we learned from Prime Day it’s that the smart garage is a must-have for Amazon Prime Members. Chamberlain Group’s myQ Smart Garage Hub was one of the best-selling smart home items during Prime Day. So, why are so many homeowners focusing on making their garage smart?

1) Get deliveries straight to your garage with Key by Amazon. Key by Amazon lets you get packages delivered safely and securely right in your garage, so you don’t have to worry that the dog’s food, kid’s birthday present or a special treat for yourself will get wet or go missing. If you’re a Prime member in one of 50 eligible cities and surrounding areas, simply download the free Key by Amazon app, sync it with your myQ profile, and start selecting in-garage delivery when you shop on Amazon.com. Your packages will be delivered directly into your garage for no extra charge by a delivery driver, like Tesya, who walks you through how in-garage delivery works in this video (https://youtu.be/RSvGdGUs7GM).

2) Never wonder if the garage door is open. How many times have you driven away from home wondering if you left the garage door open? Or, how many times do you have to remind the kids to close the garage door after they get home from school before they actually do it? With a myQ-connected smart garage door opener, you’ll always know whether or not you or a family member has left the garage door open. You can check the status of your garage door, plus open and close the garage door from your smartphone — anytime, anywhere.

3) Know who is coming and going at all times. You can’t be in two places at once, but you can get real-time alerts when your garage door opens and closes to keep track of daily comings and goings. And, if you pair your smart garage door opener with an Amazon Cloud Cam, you can actually see the kids heading out on their bikes, check to make sure the dog sitter made it in — or just keep an eye on your car while you’re at work. You can also watch in-garage deliveries live, or view a clip in the app after they have been completed.

4) Share garage access — without sharing your password. With myQ Guest, you can securely and conveniently invite people to your inner circle so they can control and check the status of your myQ-connected garage doors, gates and lights from anywhere.

More than 75% of homeowners use the garage as their primary access point into the home. With Key by Amazon and Chamberlain’s myQ technology, it’s never been easier to make the most of your smart garage. Visit www.amazon.com/checkmygarage to get started. – BPT

5 Latest Trends in Bathroom Design

Today’s homeowners are increasingly expecting their bathrooms to mirror some of the spa-like features that were previously seen only in hotels, resorts and luxury vacation rentals.

Home television shows and websites like Better Homes and Gardens (bhg.com), ElleDecor.com and Houzz.com have showcased these once aspirational luxuries, while technical advances have made them more attainable.

With the baby boomer population among the most active of renovating groups, those wanting to remain in their current homes longer have an eye toward safety and accessibility, but also luxury and style when upgrading their bathrooms.

Here are some of the latest features transforming modern bathrooms.

Towel warmers

On a cold morning, nothing would be more pleasant than reaching for a warm towel as you step out of the tub or shower. To help make your bathroom feel more like a luxury spa, a heated towel warmer keeps towels at just the right temperature for optimal comfort. If you don’t have enough space for a towel warming drawer or cabinet in your bathroom, space-saving towel warmer racks are also available. Some are free-standing, while others are wall-mounted.

Heated floors

Another option for warming up on a cold morning is to install a heated bathroom floor. Radiant floor heating can supplement your home’s overall heating system, making you feel warmer when standing on a tiled floor in January. Because these systems warm objects and people in a room, radiant floor heating systems are more energy efficient than conventional forced-air. In fact, more people are comfortable with radiant floor heating at a lower thermostat setting than with forced-air heating at a higher thermostat setting.

High-tech mirrors

From mirrors with automatic, built-in LED lighting options or fog resistance to magic-like mirrors incorporating built-in clocks, TV panels or digital assistant-connected features, the bathroom mirror has gone way beyond a simple place to shave or check your look. Bathroom mirrors with automatic sensors light up as your face approaches the mirror. Some high-tech mirrors include touch-screen controls, some are controlled by remotes while others are responsive to voice commands. If it’s connected to an advanced security system, you can use a smart bathroom mirror to check who’s at the front door while brushing your teeth. With a smart mirror that connects to the internet, you can watch tutorials on your favorite makeup app while getting ready for that big date. You can also check the news and weather or tell your digital assistant to turn on your coffee maker while you’re fixing your hair. The latest mirror features make all your simple grooming tasks easier.

Standalone bathtubs

Homeowners with the space and resources are increasingly choosing to separate the bathtub from the shower, opting for a much larger and more stylish soaking tub. While whirlpool-type spa tubs are not as popular as they have been in recent years, larger tubs for luxury bathrooms — disconnected from the shower — are considered much more desirable.

Curbless showers

As showers are increasingly separated from tubs in modern bathrooms, curbless showers with linear drains, such as those designed by QuickDrain USA, are gaining in popularity. A curbless entrance makes showers easily accessible for all ages and abilities, in accordance with the Americans with Disabilities Act. They can also accommodate a freestanding bench, wheelchair or other mobility aid because they require no center drain where water may pool or make users feel unbalanced. Usually located against the edge or back of the shower, linear drains are more hygienic, as they are most often designed with larger format tiles, reducing grout joints and seals where mold, mildew and grime can accumulate. QuickDrain curbless showers accommodate existing plumbing, install quickly and provide wall-to-wall coverage for efficient drainage and a beautiful aesthetic. Because of the larger tiles and the elimination of a center drain, more diverse materials can be used, including ceramic, porcelain or stone tiles, plus a range of solid surface materials like marble, granite or engineered stone products.

If you are building or remodeling your shower, bring the spa-like luxury and high-end aesthetics available with linear drains. Learn how at QuickDrainUSA.com. – (BPT)

4 Effective Steps to Keep your Home Safe from Fire

According to the National Fire Protection Association (NFPA), three out of five home fire deaths result from fires in properties without working smoke alarms — often due to missing alarm batteries or expired alarms.

Fortunately, a new generation of home safety technology — combined with tried-and-true safety practices — can help keep homes and families safer from the threat of home fires. First Alert offers the following tips and products to keep your family safe and healthy: Be safe, replace: If you can’t think of the last time you installed a smoke alarm, chances are, it’s time to replace your old ones. All smoke alarms — including battery and hard-wired models — are tested to function for 10 years. Installing new alarms ensures you are protected with the most advanced smoke-sensing technologies and latest safety features available. Conversely, by neglecting to replace alarms, you could be putting yourself, your family or tenants at serious risk.

Go for a 10: One of the greatest advancements in smoke alarm technology in recent years has been the development of new 10-year sealed battery smoke alarms, such as First Alert’s 10-Year Atom Smoke & Fire Alarm, which consumers have used to add fire protection to their homes. The Atom features an advanced smoke entry system designed to reduce the chances of false alarms, along with a loud, penetrating siren. In addition, 10-year alarms provide hassle-free protection so homeowners, property owners and renters no longer need to remember to replace costly batteries for the life of their alarms. They also eliminate the risk of ever having an alarm deactivated due to battery removal.

In many areas of the country, upgrading to 10-year sealed battery smoke alarms is also the law. Several states, including California, Florida, Georgia, Maryland, Louisiana, New York and Oregon, as well as the cities of Phoenix, Philadelphia, Indianapolis, Milwaukee and New York City, have passed laws requiring 10-year battery smoke alarms in residential buildings. Numerous other states and municipalities are considering similar legislation.

Double-up on safety: There are two main types of smoke alarms — photoelectric and ionization — which utilize different technologies to sense smoke and fire. Ionization smoke alarms are generally more responsive to fast-flaming fires, while photoelectric smoke alarms are generally more responsive to fires that begin with a long period of smoldering (called “smoldering fires”). Rather than relying solely on one, install both — or a dual-sensor alarm — to maximize your protection. The NFPA and other safety advocates recommend having dual-sensor alarms because they provide the best potential for early detection of all types of common household fires.

Featuring Smart Sensing Technology to better detect slow smoldering and fast-flaming fires, the First Alert 10-Year Alarm Life Dual Sensor Smoke & Fire Alarm provides the peace of mind of a dual-sensor alarm with the convenience of a 10-year sealed lithium battery. The alarm better detects real threats and helps to combat false or “nuisance” alarms that may lead to device deactivation — all while providing a decade of protection without the need for battery replacement. It also signals an end-of-life warning, notifying consumers when it needs replacement.

Cover your bases: Even if you have smoke alarms in your home, you and your family may not be sufficiently protected if you don’t have enough devices. To ensure the highest level of protection from smoke and carbon monoxide, the NFPA recommends installing smoke alarms at the top of each staircase and one in every bedroom or sleeping area. To put this into perspective, the average-sized home in America — a two-story, three-bedroom house — needs a minimum of five smoke alarms.
