With spring having officially begun, many eager homeowners and landscape professionals across the country will roll up their sleeves and reach for their shovels to start projects that require digging this season.

During the transition into “digging season,” Common Ground Alliance (CGA), the organization dedicated to protecting underground utility lines, people who dig near them, and their communities, reminds homeowners and professional diggers that calling 811 is the first step toward protecting you and your community from the risk of unintentionally damaging an underground line.

Every digging project, no matter how large or small, warrants a free call to 811. Installing a mailbox or fence, building a deck and landscaping are all examples of digging projects that should only begin a few days after making a call to 811. Calling this number connects you to your local one-call utility notification center.

According to data collected by CGA in a phone survey in February, millions of American homeowners will likely do DIY projects involving digging this year, but 36 percent of them do not plan to make a free call to 811 before digging. Extrapolated to the full population of U.S. homeowners, approximately 48.3 million people will dig this year without first calling 811.

A utility line is damaged every nine minutes in America because someone decided to dig without making a call to 811 to learn the approximate location of buried utilities in their area. Unintentionally striking one of these lines can result in inconvenient outages for entire neighborhoods, serious harm to yourself or your neighbors, and significant repair costs.

As a result, CGA offers the following tips to make sure you complete your project safely and without any utility service interruptions, so you don’t become a statistic.

Here’s how the 811 process works:

1. One free, simple phone call to 811 makes it easy for your local one-call center to notify appropriate utility companies of your intent to dig. Call a few days prior to digging to ensure enough time for the approximate location of utility lines to be marked with flags or paint.

2. When you call 811, a representative from your local one-call center will ask for the location and description of your digging project.

3. Your local one-call center will notify affected utility companies, which will then send professional locators to the proposed dig site to mark the approximate location of your lines.

4. Only once all lines have been accurately marked, carefully dig around the marked areas.

If you love the idea of being a landlord, and don’t mind being on duty around the clock, buying an investment property may be the wealth-building option for you.

Property values have enjoyed a steady increase over the decades. That’s why real estate has earned its reputation as a sound investment that builds wealth and credit.

Most people, however, don’t have the quantity of cash on hand to purchase a house or apartment building outright. Still, if becoming a landlord means taking out a 30-year mortgage, the monthly payments from the tenants should be enough to service the loan and build equity for you, while leaving some cash flow so you can maintain the property.

If buying investment property sounds like a step you’d like to take, here are some credit considerations every investor needs to know.

1. Be mindful of the inquiry stage

Once you decide to purchase an investment property, it’s important to do everything you can to make sure your credit score stays as high as possible until the loan is approved and signed. Your goal is to land the best possible interest rate, because even half a percentage point can add tens of thousands of dollars of total interest payments to a 30-year loan (and affect your wealth-building abilities).

During this time, things like continuing to make on-time payments on your existing loans can be helpful in maintaining your credit score. However, sometimes people unintentionally lower their credit score when they’re actually trying to be fiscally responsible. For example, when shopping around for the best mortgage rate, keep in mind that multiple inquiries can have a negative effect on your credit score, especially if you don’t have a long credit history. Fortunately, many credit bureaus recognize that you may be comparison shopping, so make sure you do this within a defined time frame of 30-45 days.

2. Keep credit utilization low

When maintaining a property, having access to credit can be helpful because it lets you make repairs and keep things in good living condition for your tenants. One thing that can affect your credit score is the amount of credit you’re using.

Unfortunately, keeping a higher balance could result in a lower credit score. As a rule, keep your credit utilization at 30 percent or less. For example, if your credit card has a $5,000 limit, the balance should not get any higher than $1,500. Throughout the billing cycle, keep an eye on the balance, and pay it down when you can.

3. Keep a cushion of cash

It happens. You get that call about a water leak, and before you know it, you’re spending your Saturday evening pricing plumbers, searching for one whose overtime rate is only in the range of mildly outrageous.

When it’s time to replace the oven range or a refrigerator, one of those “no payments, no interest for 18 months” deals can seem like a lifesaver. It sounds like a great deal, but these alluring promises are designed to play a psychological trick on you. Because you don’t have to pay yet, it doesn’t really feel like spending money when you’re making the purchase.

However, once the interest-free promotional period is up, a double-digit interest rate often kicks in. If you don’t have the cash to pay off the balance or make payments, you could end up with penalties that can affect your credit score. Before you sign on, always read the fine print.

If you’re a part of the nearly 90 percent of Americans who believe it’s important to have a well-maintained yard, you and your backyard will appreciate these seven simple steps for tending to your natural turf lawn with minimal effort.

According to Grass Seed USA, a coalition of American grass seed farmers and academics, investing a little repair time in early spring and a small amount of maintenance time in summer will pay off with a lush lawn ready for all your summer activities.

1. Test your soil.

Good soil is one of the essentials of a healthy lawn. A soil test is simple, inexpensive and provides valuable information about current pH levels. Simple amendments like lime or sulfur can be added to neutralize overly acidic or alkaline soil and help grass thrive. Find a soil test kit at a local garden store or make your own using common household items.

2. Aerate.

Older or heavily trafficked lawns can suffer from soil compaction. A core aerator with hollow tines will pull small plugs of soil out of the ground, allowing increased movement of water, nutrients and oxygen. Aeration can also increase the soil contact with new seeds and promote new growth. You can rent an aerator or hire a professional to do the work for you.

3. Seed.

According to Grass Seed USA, the ideal lawn planting season is April through the mid-to-end of October, depending on where you live. Turf specialists at a garden store or local university extension office can help select the right seed for your area and usage, pointing you toward the seed closest to existing grass or suggesting alternatives for problem areas. After seeding, water lightly but regularly, keeping the reseeded areas damp until the new grass grows in.

4. Control weeds.

Healthy lawns essentially control weeds by squeezing them out. However, if crabgrass or dandelions invade, herbicides may help. Consult a garden specialist about which herbicide is right for your lawn and how to use it. Applying a pre-emergent herbicide in the spring before weed grass emerges can reduce problems down the line. If you’ve applied seed, keep in mind herbicides can kill it, so use a product that will not affect new growth. For dandelions, digging them up is often effective, but a broadleaf herbicide may be applied.

5. Water as needed.

On average, a lawn needs about 1 inch of water per week, from rainfall or irrigation. Letting the lawn dry out completely between waterings will encourage the grass to grow stronger, deeper roots as it searches for water deeper in the soil. Put a rain gauge on your porch to measure rainfall; skip the watering and save your irrigation money if you receive 1 inch of rain in a week.

6. Fertilize naturally.

Don’t break your back trying to bag lawn clippings. If you mow frequently (about once a week during the growing season) and don’t remove too much height (only one-third of the blade), you can leave the grass clippings on the lawn. They contain the same nitrogen, phosphorus and potassium as commercial fertilizer – and they’re free.

7. Mow to the right height.

Wait until your grass is 3 inches tall before mowing and then cut it to 2 inches in height. By only trimming one-third of the blade length, you will avoid stressing the grass while leaving enough leaf to protect the roots from the sun – helping you create a low-maintenance, drought-tolerant lawn.

A lawn doesn’t need constant pampering. Ongoing lawn maintenance can be quick and easy, and the reward is a beautiful, environmentally-friendly setting for outdoor activities of many kinds. So, fire up the grill, hang up the hammock and get busy enjoying your personal great, grassy outdoors.

Orlando Home Inspectors Simple Tips To Save Money

With temperatures – and therefore, electric bills – on the rise, American homeowners are looking for the most effective ways to make the biggest dent in their energy bills; however, many may be overlooking some of the most important energy-saving strategies.

Homeowners are more likely to do simple things around the house to conserve energy, according to the Lennox Home Energy Report Card Survey. Those simple things may include changing air filters in a heating and cooling system on a regular basis, unplugging electronics when not in use and turning down the temperature setting on a hot water heater.

While these activities can certainly help save energy and money, Jennifer Franz, an energy efficiency expert at Lennox, a home heating and cooling manufacturer, says homeowners need to take a close look at how they heat and cool their homes if they truly want to make a substantial dent in their energy bills.

“More than half of a home’s energy costs comes from heating and cooling the house,” says Franz. “If you can heat or cool your home more efficiently, then you’ll be well on your way to seeing lower energy bills.”

The first step is to have a professional evaluate the age, performance and efficiency of your heating and cooling system. The Lennox survey found that only slightly more than half of homeowners (51 percent) had taken the proactive step of replacing an old, inefficient heating and cooling system with a new, energy-efficient model, yet doing so can dramatically help conserve energy and reduce utility bills.

Franz says if the air conditioning system is more than 10 years old or the furnace is more than 15 years old – the average life spans of cooling and heating equipment – then it’s time to consider replacing the aging unit with a new high efficiency system.

Energy-saving technologies

Significant advances in energy-efficient technologies have enabled homeowners to save hundreds of dollars a year on their energy bills. One example is the Lennox SunSource Home Energy System – a solar-powered central heating and cooling system – that uses energy from the sun, collected from roof-mounted solar modules, to reduce the electricity consumed by a high-efficiency heat pump or air conditioner.

When the SunSource heating and cooling system is not in use, the solar energy can operate other appliances and electronics. Any excess energy that’s not needed is sent back to the utility company, possibly entitling the homeowner to a credit on their utility bill.

Other energy-efficient ways to cool and heat a home

In addition to replacing an old heating and cooling system, Franz says there are a number of other ways to make heating and cooling your home more efficient. She offers the following energy-saving tips:

* Seal cracks around windows and doors with caulk or weather stripping to prevent indoor air from escaping.

* Keep blinds, shades and curtains closed during the day in the summer to block sunlight from entering the home, but open them up in the winter to naturally warm the house.

* Install a smart thermostat, which can be controlled via an app from anywhere at any time, to adjust the temperature based on when residents are at home or away.

* Add extra insulation to the attic, which will help prevent your home’s heating and cooling system from having to work harder to regulate the indoor temperature.

Inspecting Crawlspace Hazards With Home Inspector Orlando

Crawlspaces are host to a large number of conditions that may harm the house, homeowners, or inspectors.  Never enter a crawlspace without proper personal protective equipment.

Crawlspaces are notorious for the nasty discoveries made there by inspectors, and it isn’t hard to figure out why; for one thing, their cool, dark environment attracts undesirable pests and can promote dangerous conditions. And since crawlspaces are mostly unmonitored, hazards can breed there unchecked for long periods of time. The following are some of the more common dangers discovered in crawlspaces:

Mold And Fungus

Just like pests, mold and fungus can grow rapidly in crawlspaces. They are both a health concern as well as a cause of wood decay, which can require a costly repair. Airborne mold spores can potentially enter the living space from the crawlspace. Molds produce allergens (substances that can cause allergic reactions), irritants and, in some cases, potentially toxic substances called mycotoxins. Inhaling or touching mold or mold spores may cause allergic reactions in sensitive individuals. Allergic responses include hay fever-type symptoms, such as sneezing, runny nose, red eyes, and skin rash (dermatitis). Homes infected with molds and fungus are also much more difficult to sell, often requiring costly remediation prior to closing the deal.

Pests

Dirt crawlspaces provide the environment that is enjoyed by ants, termites, and various other pests. Termites cannot survive long outside of their mud tubes, which you may see on foundation walls and piers. Carpenter ants should be plainly obvious as well, and both of theses pests can cause structural damage. Also bear in mind that where there are pests, there may also be pesticides, perhaps improperly applied, which is one reason why you should not enter crawlspaces without personal protective equipment. Snakes, spiders, bees and scorpions may also be lingering in the crawlspace, and while they pose little structural danger to the house, they certainly can harm you! Rapid retreat there can be difficult, so be cognizant of escape paths.

Hantavirus

Crawlspaces are perhaps the most likely sites in houses where hantavirus may be found. This is partly due to the fact that rodents that carry the pathogen are attracted to areas that are undisturbed by humans. Also, crawlspaces are generally dark places that lack ultraviolet (UV) radiation, which can rapidly inactivate the virus. Prepare For Storms With Home Inspectors Orlando

Summer storm season is upon us – and some of those storms can be severe.

Water and storm damage to your home can quickly add up and potentially leave your family in danger, which is why it’s a good idea to conduct a spring checkup of your home.
